These are items to ask your listing agent if you are SELLING your C-Store property: 

1. What is your past experience with C-Store brokerage? 

2. Where is my C-Store being advertised to the market? 

3. Do you have a large client database of buyers/sellers for my specific property type that you are communicating with? 

4. How are you recasting my financials to potential buyers? 

5. What is your connection to the NACS (National Association of Convenience Stores)?

If you are in the market to PURCHASE a C-Store ask the seller or seller's representative for: 

1. The past two year of financials (monthly profit/loss, yearly balance sheet)

2. Sales Tax record of the same 2 year period as the financials. 

3. Complete inventory list that will be conveyed with property. 

4. The tank registration for the current year. 

5. The existing fuel agreement and if you have to assume that contract. 

6. The branding agreement (this is the agreement between the dealer and the oil company like Shell, Exxon, etc.). Renegotiate a more favorable deal as this agreement typically renews every 10 years.


In addition to the above, there are countless other points to be negotiated during due diligence of a purchase of a C-Store property that requires an experienced representative.
